Electronic Real Estate Transfer Return Requirements & Fees
Wis. Stat 77.22(2) requires that all real estate transfer returns be filed electronically. The Electronic Real Estate Transfer Return (eRETR) must be completed online at the Wisconsin Department of Revenue’s website linked below under additional information.
The Electronic Real Estate Transfer Return (eRETR) receipt is required for all conveyances.
Conveyances exempt from the fee because of Section 77.25(1) are also exempt from the eRETR. Please see the Wisconsin Department of Revenue website below for further information regarding exemptions to the real estate transfer fee and form.
If the document is to be exempted from the return and fee requirement of sec. 77.25(1), there must be a statement on the face of the document stating the same. An example of such language is: "This document is exempt from return and fee per sec. 77.25(1), Wis. Stats."
Land Transfer Fees
The fee rate is $0.10 per $100.00 of the sale price or the value before September 1981. Or $0.30 per $100.00 of the sale price or the value for transfers after August 1981.
- Land Contracts
- Deeds in fulfillment of a land contract dated prior to December 17, 1971 require no fee and are exempt by 77.25(10).
- Deeds dated December 17, 1971 to August 31, 1981 inclusive is computed at $0.10 per $100.00 or $1.00 per $1,000.00 of value rounded off to the next higher hundred.
- Deeds dated September 1, 1981 or thereafter are computed at $0.30 per $100.00 or $3.00 per $1,000.00 of value rounded off to the next higher hundred.
- Land contracts are now subject to a transfer fee at the time of recording.
